El Dorado Estates of Mesa is a single-family home subdivision in Mesa, AZ, governed by a 1978 Declaration of Restrictions (CC&Rs). The rules apply to all lot owners and are meant to maintain a residential character, with no separate homeowners association — enforcement is by owners. This document sets use, building, and maintenance standards for the 18 lots (3? to 54).
- Land use & building type: Lots are for residential use only. Only one detached single-family dwelling (max 2.5 stories) plus a private two-car garage is allowed. No business, trade, manufacturing, hospital, or sanitarium is permitted.
- Architectural review: No building, alteration, or fence may be built without prior written approval from the Architectural Control Committee (Elijah Cardon, Craig Cardon, and Paul Glenn, or successors chosen by a majority of lot owners). Plans must be submitted; if no decision within 30 days, approval is deemed given (if no lawsuit to stop construction).
- Minimum dwelling size: Dwelling floor area must be at least 900 square feet, excluding porches, garages, carports, and patios. No prefabricated or temporary structures may be placed (except contractor offices during construction).
- Setback requirements: Buildings must be at least 20 feet from the front lot line, 5 feet from interior side lot lines, and 10 feet from side lot lines adjacent to streets. Eaves, steps, and open porches are not counted toward setbacks. Side yards for detached garages and accessory buildings only need to meet city requirements if in the rear half of the lot.
- Fences & walls: Fences or walls cannot exceed 6 feet in height along rear or side lot lines. Within the required front or side street setback areas, fences or walls cannot exceed 2 feet 6 inches. All fence styles need Architectural Committee approval.
- Signs: Only one sign per lot, no larger than 5 square feet, advertising the property for sale or rent, is allowed unless approved by the Committee or placed by the developer during initial sales.
- Pets & animals: No livestock or poultry may be raised or kept. Dogs, cats, or other household pets are allowed but not for commercial breeding or keeping.
- Vehicles & parking: No abandoned or inoperable vehicles may be kept on any lot if visible from other lots or streets. Temporary structures like trailers or tents cannot be used as residences.
