Elliot - 101 Professional Village is a condominium community in Mesa, AZ, designed exclusively for professional office use — not residential. You own your individual unit and share ownership of the building's common elements. The declaration binds all unit owners, lessees, and occupants to its rules.
- Use restriction: Units may only be used as offices for professional services (e.g., medical, legal, architectural, accounting) and incidental retail of related goods. Any other use requires board approval (during declarant control) or approval of all unit owners (after declarant control) and must comply with zoning.
- Leasing & rentals: Leases must be in writing, subject to the declaration and rules. - Parking & vehicles: Vehicles may only be parked in designated parking spaces. No inoperable vehicles, trucks, trailers, campers, boats, or recreational vehicles may be stored on the property. Bicycles must be stored in units or designated racks (max 24 hours). The board may tow violating vehicles.
- Window coverings: No reflective materials or window coverings affecting exterior appearance may be installed without board approval, except standard 2-inch horizontal wood (or wood-replica) blinds. The board may establish a uniform window treatment plan.
