• Exterior alterations & architectural control: No exterior changes (color, additions, alterations) may be made without prior written approval from Declarant (while Declarant owns lots). Applications must be submitted with plans; if not acted on within 60 days, approval is deemed granted.
• Common walls (attached homes): Owners of lots sharing a common wall have equal rights to use it. If damage is caused by one owner, that owner pays; if by other causes, adjoining owners share cost equally. Changes to a common wall require written consent of the adjoining owner.
• Leasing & tenant responsibility: Owners may lease their entire lot. Tenants are bound by all CC&Rs, and owners are responsible for their tenants', guests', and agents' compliance.
• Amendment & term: The CC&Rs run with the land for 20 years from recording (1983), then auto-renew for successive 10-year periods. Amendments require approval of owners of more than 50% of lots (Declarant must also approve while it owns any lots).
