What Los Altos of Dobson Ranch's governing documents say
Los Altos Of Dobson Ranch is a single-family home subdivision in Mesa, AZ. These covenants, conditions, and restrictions (CC&Rs) govern what owners can and cannot do with their property. The rules are enforced by the Dobson Association and an Architectural Committee. This document is the main rulebook for the subdivision.
- Allowed uses & buildings: Lots are for single-family detached dwellings only, with a maximum of two stories. No hospital, hotel, or commercial uses are allowed. Minimum ground floor area is 800 square feet (exclusive of open porches, pergolas, and attached garages). Minimum lot size is 4,500 square feet.
- Architectural review: An Architectural Control Committee must approve all exterior construction, alterations, and signs. The committee initially consists of three named individuals; later owners can appoint replacements by majority vote. Committee service is uncompensated. The committee's authority lasts 25 years unless extended by a majority of lot owners.
- Parking & vehicles: No vehicle over three-quarters of a ton may be parked in the front yard. No mobile homes, travel trailers, campers, boats, or boat trailers may be parked in any front yard. Vehicles exceeding six feet in height cannot be parked in required side yards. Abandoned or inoperable vehicles must not be visible from other lots or streets.
- Pets: Dogs, cats, and other household pets may be kept, but not for commercial purposes. Pets must be kept in a fenced yard or on a leash. No livestock or poultry allowed.
- Nuisances & signs: No noxious or offensive activities, or anything that becomes a nuisance or detracts from the neighborhood. Temporary signs are limited to one real estate sign per lot, no larger than 4 square feet and no taller than 4 feet. No billboards or unsightly objects.
- Common area & water rights: The Dobson Association maintains common areas (including a lake) and water rights. Lot owners are members of the association and must pay assessments. Owners also agree to abide by association rules and recognize assessment liens. Irrigation water is provided by the Salt River Valley Water Users' Association, and owners appoint the Dobson Association as agent for water delivery.
- Easements & drainage: Easements exist for utilities, drainage, sidewalks, and cable television. Owners must not interfere with established drainage patterns and must maintain landscaping and sprinklers in the front setback area. Modifications to drainage are allowed only if they do not burden other lots.
- Duration & amendment: The covenants run for 25 years from recording, then auto-renew for successive 10‑year periods. During the first 25 years, amendments require a 90% vote of lot owners; thereafter, 75% vote is needed. Certain actions (annexation, dedication of common area, amendment) require FHA/VA approval while Class D membership exists.
