Mesa Mobile Estates Unit 2 is a mobile home subdivision in Mesa, AZ, governed by recorded restrictive covenants that run with the land. The rules apply to all lot owners and residents, limiting each lot to one mobile home plus attached structures, and requiring architectural committee approval for changes. The covenants auto-renew every 10 years unless a majority votes to change them.
- Land use & building type: Each lot may only be used for residential purposes. Only one mobile home per lot is allowed, plus attached structures like cabanas, porches, additional rooms, storage rooms, and a garage or carport for up to two cars. Any attached structure must match the mobile home's color and be no more than one story. One small vacation travel trailer may be stored if not detrimental to appearance.
- Architectural review & setbacks: All buildings, fences, walls, and other structures must be approved in writing by the Architectural Control Committee before construction or alteration. Mobile homes must be set back at least 20 feet from the front lot line, 10 feet from side street or lot lines, and 15 feet from alley center. Accessory buildings must be at least 7 feet from interior lot lines and cannot be occupied until a mobile home is on the lot.

- Fences, walls & sight lines: Solid fences or walls cannot exceed 6 feet in height, and those over 2.5 feet must be set back from the front street line behind the front walls of the dwelling. On corner lots, no fence, wall, hedge, or shrub between 2 and 6 feet high may obstruct sight lines within 25 feet of street intersections or 10 feet of driveway/alley intersections; trees must have foliage trimmed to maintain clear sight lines.
- Signs & domestic appliances: Only one professional sign (max 1 sq ft) and one 'for sale/rent' sign (max 5 sq ft) are allowed. No clotheslines are permitted except between the rear wall and rear property line; temporary clotheslines are prohibited on carports. Washing machines and other appliances may not be kept outside.
- Motor vehicles & parking: No inoperative or under-repair vehicles may be placed on the street or closer to the front than the rear walls of the structure. Heavy construction machinery, dump trucks, tractors, and blades may not be parked on any lot.
- Lot maintenance: Owners of vacant lots must keep them free of weeds and debris at all times.
