What Coralbell Estates's governing documents say
Coralbell Estates is a single-family home subdivision in Mesa, Arizona, governed by a Homeowner's Committee that enforces covenants, conditions, and restrictions. This document explains what you may and must do with your property, from architectural standards and landscaping to parking and pets.
- Single-family use only: Each lot is for single-family residential use only. No business, multifamily, hotel, or hospital is allowed, and no structure may be used as a residence other than one single-family home per lot.
- Minimum home size: A single-story home must have at least 1,300 square feet of livable area (excluding garage, porches). A two-story home must have at least 1,100 square feet on the grade level.
- Architectural review required: No building, fence, or other structure may be built without prior written approval of the Homeowner's Committee, which reviews design, location, and materials. If not acted upon within 30 days, approval is deemed given, but no structure may violate a specific restriction.
- Roofing and height limits: Roofing must be wood shake, tile, cement, or approved asphalt; at least 70% of roof area must be hip or gable with a 5:12 pitch. No dwelling may exceed two stories. Flat roofs allowed only with committee approval.
- Parking & vehicles: Only private passenger cars and pickup trucks up to 3/4 ton may be parked on lots, subject to setback and screening. Campers, horse trailers, and boats must be screened and approved. No inoperable or unregistered vehicles allowed outside a garage.
- Pets: A reasonable number of dogs, cats, birds, and fish may be kept as household pets if not a nuisance. They must be fenced or controlled. Swine, peacocks, and geese are prohibited. No commercial breeding or keeping.
- Fencing and landscaping: Each lot must have six-foot masonry block walls enclosing back, front, and side yards (committee approval required). No chain-link fences. Landscaping must include one 15-gallon tree, seven 1-gallon shrubs, and a 24-inch box tree, plus seeding or gravel, completed before occupancy.
- Maintenance assessments and liens: The Homeowner's Committee may assess cleanup costs if a lot is not kept clean, and if unpaid, the assessment becomes a lien with 12% interest, enforceable by suit or foreclosure. The lien is subordinate to first mortgages.
