- What you own & maintain: You own your individual lot; the Association owns and maintains common areas (Tracts A through O) and any improvements it's contractually obligated to maintain, funded by annual assessments levied per lot.
- Architectural review & approval: Prior written approval from the Architectural Committee is required for any exterior work—construction, landscaping, alterations, or any change visible from neighboring property. The Committee may deny approval for aesthetic reasons or non-compliance with design guidelines. Approval is deemed granted if the Committee doesn't respond within 45 days of a complete application.
- Residential use & home business: Residential use only. Home-based businesses are allowed only if not visible, audible, or detectable from outside, without customer traffic or non-resident employees, and without hazardous materials beyond residential norms.
- Pets: Up to two domestic pets per lot—dogs, cats, parakeets, or similar household birds. Dogs must be leashed (max 6 feet) when off your lot; owners must clean up dog waste from common areas.
- Parking & vehicles: Vehicles must park in garages when space is available. Overflow vehicles in driveways can't exceed 7 feet tall or 18 feet long and can't display commercial signage. RVs and motor homes exceeding these limits may park in driveways only to load or unload, limited to 24 consecutive hours or 72 hours per 7-day period. No vehicles are allowed on private or public streets within the project.
- Annual assessments: The Association levies annual assessments per lot to maintain common areas and shared facilities. Non-payment creates a lien on your property.
- Landscaping, utilities & appearance: All utilities must run underground or be concealed. Solar collectors, antennas, and satellite dishes can't be visible from neighboring property without prior approval. Trees can't overhang streets or sidewalks above 8 feet. Trash must stay in covered containers out of sight.
