Odyssey Professional Park is a commercial condominium in Mesa, AZ — you own your individual office unit and share ownership of the building's common elements. The association maintains the exterior and common areas, while unit owners are responsible for interior upkeep. All units must be used exclusively as offices for professional services (e.g., medical, dental, law).
- Use restrictions: Units must be used only as offices for professional services (medical, dental, legal, etc.). Other uses require zoning compliance and approval from the declarant or board and, after declarant control, all unit owners.
- Pets: No animals, birds, reptiles, fowl, poultry, or livestock are allowed in any unit or on common elements, except fish in aquariums and animals kept by a veterinarian in connection with their practice.
- Leasing & rentals: Leases must be in writing and subject to the declaration and rules. The owner must provide the association with lease dates, tenant names, and contact info at least 10 days before the lease starts. Owners are liable for tenant violations.

- Assessments & fees: Common expense assessments are based on each unit's square footage. The board adopts the annual budget; special assessments require a 2/3 vote of unit owners. Delinquent assessments incur interest and late fees, and the association has a lien on the unit. Purchasers must also pay an initial working capital fund equal to two monthly installments.
- Declarant control & development rights: During the Period of Declarant Control (until 90 days after 75% of units are sold or 4 years after last sale), the declarant can appoint/remove board members, subdivide units without owner approval, and has other special rights including marketing and construction easements.
