Fiesta Villas Condominiums is a condominium community in Mesa, AZ — you own your individual unit and share ownership of the building's common elements. The association maintains the common areas and carries master insurance; unit owners maintain their interiors, patios, and certain limited common elements. There are 52 units, and each unit has one vote.
- Residential use & home business: Units must be used exclusively as residences. Home businesses are allowed only if they are not detectable from outside the unit, comply with zoning, do not involve customer visits or solicitation, and do not create a nuisance. Leasing a unit is not considered a business.
- Pets: No more than two domestic pets per unit, limited to dogs, cats, or household birds. Dogs must be leashed outside the unit; owners must clean up feces. The board may adopt weight/height restrictions for pets, but only if approved by a majority vote of members.
- Leasing & rentals: A unit may be leased only as an entire unit, under a written lease that acknowledges the governing documents. Subleasing and lease assignments are prohibited. The owner must notify the association at least 10 days before the lease starts, providing the lease dates, tenant names, owner's contact info, and emergency contact. The owner remains liable for tenant violations.

- Assessments & maintenance: The association maintains all common elements; each unit owner maintains the interior of their unit and certain limited common elements (e.g., windows, exterior doors, patios). Common expense assessments are split equally among all 52 units. Special assessments for capital improvements require approval by two-thirds of voting members. Delinquent assessments incur interest, late fees, and a lien on the unit.
