What Roselea Court's governing documents say
Roselea Court is a homeowners' association (HOA) community in Mesa, AZ. This document is a partial amendment to the original CC&Rs, adding specific rules on leasing, children in common areas, monthly fees, late charges, and fees for information requests. It does not contain the full set of community rules.
- Leasing & rentals: Effective February 10, 2001, no owner may lease any portion of their lot or building without written permission from the Board of Directors. Existing leases in effect on that date may continue under prior restrictions (minimum 30-day lease term). All leases must be in writing and subject to the property documents; the owner must notify the association of lease start/end dates and occupant names.
- Children & common areas: Children under age 18 are not allowed in the common areas without adult supervision.
- Monthly fees & late charges: Each owner must pay a monthly assessment (amount set by the Board) by the 10th of each month. Payments received after the 15th are late and subject to a $25 late fee. Non-payment for 15 days after first past due is delinquent, triggering remedies. Returned checks incur a $25 fee, which may be waived if the bank error is confirmed.
- Information request fee: A $100 fee is charged for providing copies of association documents, budget, insurance, or owner payment info (commonly requested during a sale or purchase). The fee is paid to the association and deposited into the general fund.
- What this document doesn't cover: This amendment does not include the full set of CC&Rs, architectural rules, parking restrictions, pet policies, or any other original covenants. The original 1997 declaration and bylaws are referenced but not provided here.
