Superstition Country V is a single-family home subdivision in Mesa, AZ, governed by a Declaration of Restrictions (CC&Rs). These rules apply to all lot owners and residents, outlining how lots can be used, what can be built, and what activities are allowed. - Lot Use & Setbacks: All lots are designated for single-family homes only. Minimum setbacks: 20 feet from front lot line, 5 feet from side lot lines, 25 feet from rear lot line. - Business & Commercial Use: No businesses, stores, offices, hospitals, sanitariums, theaters, or saloons are allowed. Hobbies and vocations may be carried on only in an enclosed building (unless impractical) and must not become unsightly or a nuisance. No lot may be used as a dumping ground for rubbish.
- Vehicles & Parking: No construction machinery, tow trucks, tractors, etc., may be parked or stored on any lot. No washing machines or other appliances may be kept outside. A vacation-type trailer, camper, or boat may be stored on the rear portion of a lot if enclosed so as not to be detrimental to appearance.
- Signs: No advertising signs, billboards, or unsightly objects may be placed without developer approval. A single 'For Sale' sign not exceeding 15 by 25 inches is allowed for a lot owner selling their property.
- Term & Enforcement: These restrictions run with the land and are binding until July 1, 1989, with automatic 10-year extensions unless a majority of lot owners agree to change them. Any property owner in the subdivision can enforce the restrictions through legal action.
