Tone Ranch Estates is a single-family home HOA in Mesa, AZ. The Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all owners, residents, and tenants. It establishes architectural control, use restrictions, assessment obligations, and maintenance responsibilities to protect property values and community appearance.
- Architectural review: Prior written approval is required for any construction or modification that alters the exterior appearance, including landscaping, fences, and color changes. The Architectural Committee has broad discretion and may disapprove even if plans comply with guidelines.
- Use restrictions & residential character: Lots are for residential use only. Home businesses are allowed under strict conditions (no visible signs, no customers on site, no employees who aren't residents). No antennas, no timeshares, no subdivision of lots.
