Sands North Townhouses is a townhome community in Paradise Valley, AZ — this document is a partial amendment to the community's full Declaration of Covenants, Conditions, and Restrictions, updating specific rules. It binds all owners and residents.
- Home business and residential use: Residential use only, but home businesses are allowed if they are not detectable by sight, sound, or smell from outside the lot, conform to zoning, involve no customer visits or solicitation, and are not a nuisance. No signs for the business. Temporary structures (trailers, tents, etc.) cannot be used as residences.
- Timesharing and fractional ownership prohibited: No lot may be used under a timeshare, fractional ownership, membership plan, or similar arrangement allowing occupancy by three or more unrelated persons in any 365-day period. This applies even if only one person owns the lot.
- Insurance: The association carries a blanket policy for common areas. Each owner must get their own fire/casualty insurance for their lot and improvements, covering full replacement cost. Owners must show proof to the board on request; if they fail, the board can buy insurance and charge the owner.
- Antennas and satellite dishes: Outdoor antennas, satellite dishes, and similar devices are generally prohibited unless approved by the Architectural Committee. Devices protected by federal rules (47 C.F.R. § 1.400) must still be mounted to minimize visibility from neighboring property or the street.
