Casabella Condominiums is a condominium community in Scottsdale, AZ. This document is a special policy on antennas and satellite dishes — it does not contain the full community rules (which are in the Declaration of Condominium). It applies to unit owners, tenants, and occupants; the unit owner is ultimately responsible for compliance.
- Allowed antennas: You may install DBS (satellite) antennas up to 1 meter in diameter, MDS (wireless cable) antennas up to 1 meter, TV broadcast antennas, and data/Internet antennas, subject to FCC rules. Larger antennas (over 1 meter for DBS/MDS) still require Board approval.
- Installation location: Antennas must be placed on your unit's balcony, terrace, deck, or patio (areas of exclusive use) or inside the unit if acceptable signal can be received there. No antenna may encroach on common elements or another owner's property. They must be shielded from view to the maximum extent possible.
- Mast restrictions: Masts extending more than 12 feet above the roof line require prior Board approval (with detailed plans and justification). Masts must be painted to match surroundings and not encroach on common elements or be placed where they could fall on power lines.
- Notification and enforcement: Within 5 business days of installing an allowed antenna, you must submit a completed notification form to the Association. Violations may result in a $50 fine per violation plus $10 per day until corrected, and the Association may seek injunctive relief for safety hazards.
- Owner responsibilities: You pay all installation and maintenance costs. You must hold the Association harmless for any injuries or damages caused by the antenna. At removal, you must restore the installation site to original condition. The Association may remove antennas during maintenance (with 10 days’ notice) at your expense.
- FCC compliance: This policy is intended to comply with FCC rules that preempt deed restrictions on certain antennas. If the FCC changes its rules, this policy automatically incorporates the changes.
- What this document doesn't cover: This is only an antenna policy. It does not cover other community rules such as pet limits, leasing restrictions, assessments, parking, or use of common elements. Those are in the full Declaration of Condominium and other governing documents.
