What Rancho Antigua Condominiums's governing documents say
Rancho Antigua Condominiums is a condominium community in Phoenix, AZ. You own your individual unit and share ownership of the building's common elements, which the association maintains and insures. The governing declaration outlines requirements for owners, residents, and tenants, including rules on use, pets, leasing, and assessments.
- Residential use: Units must be used exclusively as residences. No trade or business may be conducted, but limited home-based businesses are allowed if not detectable from outside, don't involve customer visits, and comply with zoning.
- Pets: No more than two permitted pets per unit (household birds, dogs, or cats). Dogs must be leashed when outside the unit, and owners must immediately clean up feces. The board may adopt weight/height limits with member approval.
- Leasing & rentals: Owners may lease their entire unit but not less than the full unit. Leases must be in writing and include a provision that lessees comply with the declaration and rules. No subleasing or assignment of leases allowed. Owners must provide the association with lease dates, occupant names, and emergency contact at least 10 days before lease commencement.
- Vehicles & parking: No trucks, trailers, campers, boats, or recreational vehicles may be parked on the property except in garages. Inoperable vehicles are prohibited. Parking is allowed only in designated spaces; each unit has one covered parking space as assigned.
- Alterations & improvements: Nonstructural interior changes do not require board approval, but structural changes or any exterior alterations (including patio enclosures, window coverings, antennas) require written board approval. Alterations must not impair structural integrity or be visible from outside.
- Maintenance responsibilities: The association maintains and repairs all common elements, including exterior walls and structural components. Each unit owner is responsible for interior maintenance and repair of their unit, as well as limited common elements (e.g., patio interior, windows, doors).
- Assessments & fees: Common expense assessments are set by the board based on the annual budget. Special assessments require approval by owners holding two-thirds of votes. A transfer fee is payable upon unit sale (amount set by board). New owners also pay a working capital fund equal to two months of assessments.
- Insurance: The association carries blanket property insurance covering the entire condominium (excluding owners' personal property and improvements), commercial general liability insurance (minimum $1,000,000 per occurrence), and directors & officers liability insurance (minimum $1,000,000).
