- What you own & maintain: You own your lot and home outright; the association owns and maintains the perimeter walls, entry landscaping, signs, and common areas. You're responsible for maintaining your home's exterior, including painting and yard upkeep.
- Assessments & fees: Annual assessments are required; the first-year maximum is $60/year ($5/month), with each lot paying 1/51 of the total. Monthly payments allowed. Assessments can increase after year one with board or member approval. Unpaid assessments accrue 8% annual interest, become a lien, and cannot be avoided by non-use or abandonment.
