What Seville at 90th Street's governing documents say
The Seville at 90th Street is a professional office condominium in Phoenix, AZ — you own your office unit and share ownership of the building's common elements, which the association maintains and insures, funded by per-unit assessments. All units are restricted to professional and office use only.
- Professional/office use only: All units must be used for professional suites and office purposes. No residential use or activities unrelated to professional/office work are permitted.
- What you own & maintain: You own your unit's interior (walls, windows, floors, fixtures, HVAC serving your unit). The association maintains and repairs the exterior walls, roof, common areas, mechanical rooms, grounds, and parking areas.
- Architectural review & approval: Any external modifications, alterations, signs, or structural changes require written approval from the Board of Directors. The Board must review plans within 30 days and requires unanimous board consent before you can proceed.
- Equipment & structure restrictions: Window air conditioners, satellite dishes, antennas, spotlights, external speakers, and other external equipment are prohibited without Board approval. All utility lines must be underground, and temporary structures are not permitted.
- Parking & vehicles: Adequate off-street parking must be maintained to meet all needs without on-street parking during ordinary use. The Board can prohibit parking or storage of any vehicle it determines is unsightly or creating noise disturbances.
- Mandatory assessments: All owners must pay annual assessments for common expenses including maintenance, insurance, utilities, reserves, and management fees. Assessments are apportioned among units based on each unit's allocated common expense liability.
- Governance: The community is governed by a Board of Directors elected by unit owners. Each owner holds one vote per unit owned and is automatically a member of the association.
