Mountain View Office Suites is a commercial condominium in Scottsdale, AZ — you own your individual office unit and share ownership of the building's common elements. Units may only be used for commercial or professional office purposes, not for residential occupancy.
- Use restrictions: All units must be used exclusively for commercial and professional office purposes consistent with zoning. No residential, immoral, illegal, or offensive uses are permitted.
- Leasing & rentals: Leases must be in writing and subordinate to the condominium documents. Owners must provide tenant information (names, lease dates, emergency contact) to the association at least 10 days before the lease starts. Owners remain liable for all rule violations by tenants or their guests.
- Assessments & fees: Each unit pays a monthly common expense assessment based on its percentage of total adjusted square footage (listed in Section 2.6). Special assessments exceeding one month's assessment require a two-thirds vote of unit owners. A transfer fee and a reserve contribution ($10,000 × unit's common element interest) are paid by new purchasers from the declarant.
- Maintenance responsibilities: The association maintains, repairs, and replaces all common elements (including building exteriors). Unit owners are responsible for maintaining their unit's interior and any limited common elements serving only their unit (e.g., certain utility rooms, parking spaces).
- Parking & vehicles: Vehicles may only be parked in designated parking spaces (Limited Common Elements assigned to each unit). No inoperable vehicles, trucks, trailers, campers, boats, or recreational vehicles may be parked on the property. Emergency repairs only are allowed; no vehicle repair or storage of inoperable vehicles.
- Alterations & improvements: Nonstructural interior alterations not visible from the exterior may be done without board approval.
