Desert Cove Manor is a single-family home subdivision with a homeowners association (HOA) that binds all lot owners. The association enforces use restrictions, architectural standards, and maintenance obligations. This is a standard HOA — you own your lot and home, but you must follow the covenants and get approval for exterior changes.
- Permitted use: Each lot must be used as a single-family residence. No other uses, except builder sales offices on unsold lots.
- Pets: No more than two dogs per lot at any time. Other household pets are allowed, but no animals may be kept for commercial purposes.
- Parking & vehicles: Garages must be used for vehicle parking or storage only (no conversion to living space). No prolonged parking of RVs, boats, campers, or off-road vehicles on streets or common areas. Temporary parking by owners and guests in designated spaces is permitted.
- Landscaping & maintenance: Front and side yards must be landscaped within 90 days of lot purchase; rear yards within 6 months. Owners must maintain all landscaping and keep lots clean. The association may step in to maintain a neglected lot and charge the owner.
- Architectural review: No exterior structure or alteration (including fences, patios, sheds, paint, air conditioning, solar panels) may be built or changed without written approval from the Architectural Control Committee. Plans are deemed disapproved if no decision is made within 30 days.
- Fences & sheds: Side and rear fences may be no more than 6 feet high. One metal storage shed is allowed in the rear setback, covering no more than 25% of that setback area.
- Leasing & rentals: Owners may lease their entire lot (not part) under a written lease. The lease must comply with all governing documents, and any tenant violation is a lease default.
- Enforcement: The association, committee, or any owner can sue to enforce the rules and recover reasonable attorney's fees. Failure to enforce a rule does not waive the right to enforce later.
