Aderra Condominiums is a condominium community in Phoenix, AZ — you own your unit and share ownership of common elements, including a pool, spa, clubhouse, and fitness center. The association maintains all common areas and the exterior of buildings. Units are for single-family residential use only, with restrictions on pets, rentals, and parking.
- Single-family residential use: Units must be used exclusively as a residence by a single family. Home businesses are allowed only if not detectable from outside, generate no extra traffic, and do not involve customers coming to the unit.
- Pets: Only domestic pets allowed, with a maximum weight of 40 pounds (except service animals). No more than two dogs per unit. Pets must be leashed in common areas and droppings must be removed immediately.

- Improvements & alterations: Structural changes, flooring changes, and any exterior-visible alterations require prior written board approval. Nonstructural interior changes that are not visible from outside do not need approval.
