Ahwatukee RS-1 is a single-family home subdivision in Phoenix, AZ, governed by a Declaration of Restrictions (CC&Rs). The rules apply to all lot owners and occupants, and include an age restriction: no lot may be owned or occupied by a family where the husband or wife is under 48 or where any child under 18 lives. The association (Board of Management) maintains common areas and can levy assessments.
- Single-family residential use: Only single-family detached dwellings, with a private garage or carport, may be built. No more than one dwelling per lot. Dwellings must be constructed of brick, cement block, or substantial insulated frame.
- Minimum dwelling size: Each dwelling must contain at least 900 square feet of enclosed living area floor space (excluding porches, garages, carports, and servants' quarters).
- Setbacks & building placement: Front line of any building must be at least 20 feet from the front lot line; open porches/carports at least 15 feet. Side walls must be at least 5 feet from side lot lines (10 feet if adjacent to a street). On lots bordering a golf course, no building within 25 feet of the golf course boundary.
- Prohibited uses & structures: No business, hospital, theater, or entertainment venue. No livestock, poultry, or animals other than typical household pets. No house trailers or campers may remain longer than 48 hours. No prefabricated buildings except contractor's temporary structures.
- Fencing & landscaping: No solid wall or fence nearer to the front lot line than the dwelling's front wall. Maximum fence height is 6 feet in side/rear yards; hedges no more than 3 feet. On golf course lots, no wall/fence over 2.5 feet within 25 feet of the rear property line. Clotheslines, service yards, and storage must be screened from view.
