Airpark Suites Condominiums is a 24-unit condominium in Scottsdale, AZ (part of the Phoenix metro). You own your unit and share ownership of the common elements. The association maintains the common areas, carries insurance, and levies assessments. This community is for commercial and business use only — residential living is not permitted.
- Commercial-only use: Units may be used only for those uses permitted by zoning, with specific excluded uses (e.g., bakery, restaurant, auto repair). No unit may be used for housing or living purposes.
- Leasing & rentals: Leases must be in writing, subject to all governing documents, and a copy must be delivered to the board before the term starts, along with a lessee disclosure form. The association may charge a reasonable fee for review.
- Pets: No animals, birds, reptiles, or fish (except an indoor aquarium) are allowed without the board's written approval. Service animals for the handicapped are exempt.

- Assessments: Each unit pays annual, special, and supplemental assessments based on its allocated interest (ranging from about 3.73% to 5.37%). Delinquent assessments bear 15% annual interest and become a lien on the unit, enforceable by foreclosure. A working capital fund deposit is required from each new owner.
- Insurance: The association must maintain casualty, liability, and other insurance on the common elements and the condominium. Insurance proceeds from damage are applied to restoration or, if the condominium is not restored, distributed to unit owners.
