This Declaration of Covenants, Conditions, Restrictions and Easements (CC&Rs) establishes an HOA that governs the use, maintenance, and appearance of homes and common areas. It applies to all homeowners, residents, and tenants. The community is designed for residential use only, with restrictions on leasing, pets, vehicles, and exterior changes.
- Single-family residential use: Lots and units must be used exclusively as single-family residences. No business, daycare, or transient lodging is allowed, though limited home-based businesses are permitted if not detectable from the outside.
- Leasing & rentals: Leases must be in writing for at least 90 days. Owners must provide tenant and vehicle info to the association upon request and may pay a fee. The association can restrict leasing to certain sex offenders.

- Signs & flags: No signs except for approved residence IDs, for-sale/for-lease signs, alarm signs, and political signs (max one, 24”x24”, displayed 45 days before to 7 days after an election). American flag and certain other flags up to 2.5’x4’ on a compliant pole are allowed.
