- Age restriction (55+): At least one occupant must be 55 or older; no one 18 or younger may reside more than 90 consecutive or non-consecutive days per calendar year. Age verification affidavits are required at closing and every two years thereafter.
- Membership & Fees: Property owners are non-voting members. Residents (55+) and renters in designated apartments (55+) may buy voting membership for a fee determined annually by the board. Annual fee increases over 10% require member approval. New members pay a pro-rated fee. Transfer and disclosure fees are charged at property closing. Voting membership includes a Kee card for amenity access.
- Common Area & Amenities: Only voting members and their guests (day guests max 2 visits/month, houseguests up to 30 days) may use facilities. No oils, glass, or animals except service dogs. Only standard swimwear.
- Nature Walk: A natural common area. Only bordering lot owners (as of 2008) may drive on it (walking pace ≤3 mph). Key deposit $50 refundable, $100 if lost. No structures, dumping, or parking. Native drought-resistant landscaping allowed with board approval. Pets must be leashed and waste cleaned up.
- Board & Meetings: Seven board directors serve staggered 3-year terms, max two consecutive terms (6 years). Board meets monthly (except June-September). Annual member meeting in January; special meetings called by 100 petitioning members. Quorum for membership is 100 voting members. Board quorum is 4. Directors are unpaid; capital expenditures over $20,000 require member vote.
- Enforcement: Violators receive written notices; continued violations can result in suspension or revocation of membership privileges. Voting members are responsible for their guests' conduct. Maricopa County enforces zoning and code violations.
