Arbolitta Condominiums is a condominium community in Phoenix, Arizona. You own your individual unit and an undivided one-eleventh (1/11) interest in the common area. The association manages and maintains the common elements. The community is limited to 11 units.
- Use restrictions: Units may only be used for single-family residential purposes. No trade or business is allowed, except Declarant may use units as model homes or sales offices until all units are sold.
- Vehicles & parking: No trailers, campers, mobile homes, commercial vehicles (except standard-size pickup trucks), inoperable vehicles, boats, or similar equipment may remain on the property except temporarily for loading/unloading or when stored in an enclosed garage or carport. Noisy or smoky vehicles are prohibited. Off-road motor vehicles are not allowed except for association duties.
- Signs: Signs advertising units for sale or rent may be displayed only at locations designated by the Board and must be of reasonable size. Other signs are not mentioned but restrictions may apply.
