Woodlake Condominium Association is a condominium community in Phoenix, AZ. These Rules & Regulations apply to all unit owners, tenants, and guests. They cover day-to-day living standards, from pet limits to parking, patio use, rentals, and pool rules. Owners are responsible for ensuring their tenants and guests comply.
- Pets: No more than two household pets per unit (no farm animals). Pets must be leashed (max 6 ft) and never left loose. Owners must pick up feces immediately. Pet registration and proof of city license required annually. No feeding of stray animals; one bird feeder allowed per unit. No feral cats. Violations subject to immediate fines.
- Parking & vehicles: Townhouse units get 2 assigned covered spaces; other units get 1. Limit of 2 vehicles per unit. All vehicles must be registered with management. Parking front-end only (license plate visible from driveway). No parking in reverse. No boats, trailers, or RVs. No commercial vehicles parked. Vehicles must be moved at least every 7 days. Illegally parked vehicles may be towed immediately. No vehicle washing in common areas. Motorcycles must share assigned covered space with car.
- Architectural review & exterior changes: No exterior modifications without prior written approval from the Architectural Committee. Commonly requested items: screen/security doors (brown or black), satellite dishes (one allowed, mounted on parapet wall, all cabling white), and patio shades (white or neutral, must be approved). Any unapproved changes may be removed at owner's expense.
- Patios, balconies & windows: Patios/balconies are limited common elements – you have exclusive use but no storage allowed (no mops, brooms, bicycles, etc.). Only patio-style furniture permitted; no indoor furniture. No clotheslines or drying racks. Only electric grills allowed. Maximum 3 potted plants per patio, each under 5 lbs. No items attached to building exterior except approved flags. Shades require approval. Interior window coverings visible outside must be white, off-white, or neutral.
- Leasing & rentals: Rentals allowed but must be in writing with a minimum 12-month lease. Occupancy limited to a single-family housekeeping unit (no more than 3 unrelated persons per board policy). Owners must provide tenant info (names, contact, vehicle info) to management. No Level 2 or 3 sex offenders permitted. Owners are responsible for tenant compliance and may face fines or legal action for criminal nuisance.
- Pool & common areas: Pools open 8am to 10pm; no lifeguard. Gates must stay locked. Guests must be accompanied by resident. No one under 18 without adult present. No glass, alcohol, smoking, or pets in pool area. No electric devices; battery-operated OK at low volume. No oils or improper swimwear. Owners in arrears on fees are barred from pool use. Common areas (including patios) may not be used for storage or as personal yards.
- General conduct & quiet hours: Quiet hours from 10pm to 8am. No noise that disturbs others. No recreational activities in parking lots. No overnight sleeping on patios. No harassment of board members or management. Trash must be bagged and placed in dumpsters; large items must be removed at owner's expense. Fines escalate: $25 (1st), $50 (2nd), $75 (3rd), $100 (4th), $125 (5th), $150 (6th), then $500 plus legal fees if unresolved.
