Lake Biltmore Estates is a single-family home HOA in Phoenix, AZ. You own your lot and house; the association maintains shared common areas (parks, streets, lighting) funded by assessments. Your property also shares 9.5% of costs from a master association (Lake Biltmore Village).
- Architectural review: You must get written approval from a Design Review Team (3–9 owners) before making exterior changes — buildings, fences, landscaping, repainting. Plans are automatically approved if the team doesn't respond within 60 days.
- Assessments & fees: You pay monthly assessments set each year by the board. Annual increases up to 5% need board vote; above 5% requires a majority of owners. Special assessments need a 2/3 vote. Late payments incur a late charge (board-set) and 12% annual interest after 30 days, plus a lien on your lot.
- Leasing & rentals: Leases must be at least one year. No more than 20 lots may be rented at any time (with some exceptions for existing rentals and hardship). You must register each tenancy with the association and may pay a fee. Rental restrictions survive sale of your lot.

Signs limited: for-sale signs max 5 sq ft, security signs max 15 inches, others max 9x30 inches.
- Party walls: If your house shares a wall with a neighbor (e.g., zero-lot-line), repair costs are shared: if you cause damage, you pay; if cause is unknown, costs split equally. Modifications to a party wall require neighbor's written consent.
- Exterior maintenance: You must keep your lot and house maintained. If your property becomes unsightly or in disrepair for more than 60 days, the board can give 10 days' notice, then fix it and charge you (costs become a lien with 12% interest).
