- What you own & maintain: You own your unit's interior, finished surfaces, roof, and slab. You also own and maintain exclusive-use limited common elements: the yard, patio, and utility meters adjoining your unit. The association maintains the structural systems and shared common elements; you are liable for damage to adjacent units or common elements caused by your negligence.
- Architectural review & alterations: Non-structural interior work requires no prior approval, but you remain liable for damage. Any structural alterations, external color/texture changes, or improvements visible from neighboring property require written approval from the adjacent unit owner before work begins.
- Use restrictions: Single-family residential use only — no business activities except keeping personal business records or taking calls. Prohibited: outdoor clotheslines, visible motor vehicle repair, inoperable vehicles, incinerators, solar panels or satellite dishes visible from the adjacent property (without written consent), and any unlawful or nuisance activities.
