The association funds operations through monthly per-unit assessments and enforces strict rules on alterations, parking, rentals, and shared-element use.
- What you own & maintain: You own your unit's interior finishes, patio (if any), and personal property; the association owns and maintains the exterior walls, roof, load-bearing structure, and common elements. You maintain utilities and fixtures serving only your unit.
- Leasing & rentals: You may rent out your entire unit to a single family, but no room rentals or transient (short-term) tenants are allowed.
- Pets: Dogs, cats, and household pets are allowed, provided they are not kept for commercial breeding or business purposes.
