What Syncor Condominiums's governing documents say
Syncor Condominiums (Phoenix, AZ) is an 8-unit condominium community established under Arizona's Horizontal Property Regime. You own your individual apartment unit and an undivided 1/8 interest in the common areas (land, roof, main walls, pool, parking, etc.), which are maintained by the owners' association. The association is governed by a Board of Directors elected by unit owners, and all owners, tenants, and occupants must comply with this Declaration and the attached By-Laws.
- What you own & maintain: You own the interior space within your unit's perimeter walls, including finished surfaces. The common areas (land, roof, main walls, swimming pool, parking, etc.) are owned as tenants in common by all unit owners and maintained by the association. You are responsible for all maintenance and repairs inside your unit, including plumbing, electrical, windows, and doors.
- Leasing & rentals: Leases must be for a term of at least 30 days, and rentals for transient or hotel purposes (less than 30 days or with hotel services) are prohibited. Leases are otherwise allowed but must be subject to the Declaration and By-Laws.
- Pets: The keeping of domestic animals in the project is determined by the Board of Directors; no specific pet limit or type is stated in the document — the board has discretion.
- Use restrictions: Units may be used only as private dwellings for the owner, family, tenants, and social guests. Posting advertisements, hanging garments from windows, shaking rugs from windows, and throwing garbage outside designated disposals are prohibited.
