This Declaration of Covenants, Conditions and Restrictions (CCR) establishes rules binding all property owners and residents, covering exterior modifications, pets, vehicle parking, business use, and maintenance standards. The Association enforces restrictions through fines, liens, and common area access suspension.
- Architectural Approval for Exterior Modifications: Any exterior change visible from neighboring property—including additions, paint, fencing, landscaping—requires prior written approval from the Architectural Committee. If the Committee doesn't respond within 30 days of your complete application, approval is automatically granted; a review fee may apply.
- Pet Restrictions: A reasonable number of dogs, cats, parakeets, or household birds can be kept (the Board determines the specific number). Up to two pets can be kept without Board approval; all pets must be confined to your lot or leashed when outside, cannot create excessive noise or nuisance, and owners must immediately remove pet waste.
- Home-Based Business Use: You can operate a home-based business if it is not visible or audible from outside the home, complies with local zoning, does not involve door-to-door solicitation, and does not threaten community safety or security.
- Parking & Vehicle Restrictions: RVs, boats, commercial vehicles, trailers, and inoperable vehicles cannot be parked or stored where visible from neighboring property. Limited exceptions allow temporary RV/boat parking on driveways for 24–48 hours to load/unload, temporary construction trailers, or guest vehicles on streets for up to 12 hours; vehicle repairs only in closed garages or emergencies.
- Garage Use & Temporary Buildings: Garage doors must remain closed except when actively in use; garages are for parking or limited storage only (must leave space for at least one car). No trailers, tents, or temporary structures can be used as residences; temporary construction buildings must be removed within 12 months.
- Common Area Access if You Rent Your Property: If you lease your lot to a tenant, the tenant has the right to use common areas during the lease term, and you lose your common area access until the lease ends.
- Annual & Special Assessments: All property owners pay annual assessments per lot to fund common area maintenance and HOA operations. The Association may also levy special assessments when needed.
