- What you own & maintain: You own your lot and any structure on it. The association owns and maintains all common areas—shared facilities, landscaping, and rights-of-way—and provides comprehensive insurance on those common elements.
- Assessments & fees: You pay regular annual assessments based on your proportionate lot share. Initial assessment is capped at $360/year ($30/month) until the year after the first home sale. After that, annual increases are limited to the greater of 10% or inflation (CPI), unless two-thirds of owners vote for a larger increase.
