What Calle De Oro's governing documents say
Calle De Oro is a single-family home HOA in Phoenix, AZ. These covenants and restrictions bind all owners and require that each lot be used exclusively for one private single-family residence with a minimum floor area of 3,000 square feet (excluding garages and guest quarters). An Architectural Committee controls all exterior improvements, landscaping, and many day-to-day property details.
- What you own & maintain: You own your lot and the residence on it. You must keep the property in good repair, maintain landscaping (including front yard and areas visible from neighboring property), and maintain the right-of-way adjacent to your lot. The Association is not yet formed, but may later maintain common areas and security features.
- Architectural review: Any exterior improvement, alteration, or landscaping must be approved in writing by the Architectural Committee (3 members, initially appointed by Declarant). The committee can deny plans for aesthetic reasons. There are specific restrictions on antennas, fences (max 6 ft height, no chain link), roof-mounted AC units, solar panels (must not be visible), and signs (only one small residential sign allowed).
- Leasing & rentals: You may lease the entire lot with improvements only—no room rentals or transient tenants. The lease must comply with all declaration provisions.
- Animals: Only a reasonable number of domestic house or yard pets are allowed; poultry and livestock are prohibited. No animal structures may be visible from neighboring property. The Architectural Committee decides any disputes.
- Parking & vehicles: No boats, campers, trailers, or recreational vehicles may be kept visible from neighboring property unless approved. Only operating automobiles may be parked in uncovered spaces. Carports and garages cannot be converted to living space.
- Construction & minimums: New homes must be at least 3,000 sq ft floor area (exclusive of porches, garages, guest houses). Setbacks: 25 ft front, 10 ft side, 20 ft back, 30 ft from perimeter street. Must be single-story (max 24 ft roof height, some lots max 22 ft). Construction must be completed within 240 days of start.
- What this document doesn't cover: This declaration does not establish an operating Association or detailed assessment amounts; it only provides for a future Association. There are no age restrictions, no specific pet limits (only 'reasonable'), and no provision for assessments beyond a general lien for maintenance costs.
