Casa Arcadia is a 7-unit condominium in Phoenix, AZ — you own your individual unit and share equal ownership of the building's common elements. The association maintains the exteriors, roofs, common areas, and carries master insurance; you maintain the interior of your unit and certain limited common elements like patios and HVAC units. The rules below apply to all unit owners.
- Occupancy & use: Units are for single-family residential use only. A 'Single Family' means persons related by blood/marriage/adoption, or up to three unrelated persons living together as a household. Home businesses are allowed only if not detectable from outside, no customer visits, and no more than one non-resident employee.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and must state that the lease is subject to the condo documents. The unit owner must notify the association of the lease start/end dates and tenant names.
- Pets: Only a reasonable number of common household pets allowed, kept as domestic pets within the unit or allocated limited common elements. Pets must be leashed (max 6 ft) when outside, and owners must clean up droppings immediately. The board may restrict size and number of pets.
- Parking & vehicles: Vehicles may only be parked in assigned parking spaces (initially corresponding to unit number). No storage, maintenance, or washing of vehicles on common elements. The board may reassign spaces and tow violators at owner expense.
- Architectural review & alterations: No structural additions, alterations, or improvements visible from outside without prior written board approval. Nonstructural interior changes not visible from outside do not require approval but owner is liable for damage. The board may require an engineer's certification for structural work.
- Maintenance responsibilities: The association maintains all common elements, including parking, pool, landscaping, unit exteriors, and roofs. Each unit owner maintains the interior of their unit (doors, windows) and their limited common elements (patios, fences, HVAC, water heater). Owners are liable for damage caused by negligence.
- Assessments & fees: Common expense assessments are allocated equally among all 7 units (1/7 each). Annual increases are capped at 110% of previous year unless approved by 2/3 of voting members. Special assessments require 2/3 approval. Assessments are due monthly as determined by the board.
- Signs & antennas: No signs visible from outside except a small name/address sign (max 6x12 inches) on the door, required legal signs, and board-approved signs. Antennas and satellite dishes are permitted only with board approval and must be screened from view.
