Arcadia Row is a single-family home HOA in Phoenix, AZ. It imposes architectural controls, use restrictions, and mandatory assessments on homeowners. The Declaration binds all owners, lessees, and residents to its rules.
- Architectural review: Exterior changes visible from neighboring property require prior written approval from the Architectural Review Committee. This includes construction, alterations, color changes, landscaping, and any other improvements that alter the exterior appearance. The committee may charge a fee and can reject proposals based on aesthetics, harmony with the project, or other criteria.
- Leasing & rentals: An entire Lot may be leased, but the lease term must be at least 30 days. Leases must be in writing and subject to the governing documents. Owners must notify the Association within 10 days of executing a lease and provide contact information. No short-term rentals under 30 days.
- Pets: A reasonable number of common house or yard pets are allowed if kept as domestic pets and not for commercial purposes. Dogs must be leashed (max 6 feet) when off the owner's Lot. Pet structures must not be visible from neighboring property. Pets must not create unreasonable noise or nuisance.
- Parking & vehicles: Motor vehicles may only be parked in garages; on-street parking is prohibited. Recreational vehicles may be parked temporarily for loading/unloading (max 4 hours within any 7-day period). Inoperable vehicles and repairs visible from neighboring property are prohibited. No motorcycles, dirt bikes, or off-road vehicles may be parked or operated visibly.
- Assessments & fees: All Lots are subject to annual assessments levied equally. Assessments are due as determined by the Board (monthly, quarterly, etc.). Delinquent payments incur 12% annual interest and late fees (up to $15 or 10% of unpaid amount, whichever is greater). A Working Capital Fee and Reserve Contribution of 1/6 of the annual assessment each are due upon purchase of a Lot (with exceptions).
- Use restrictions: Lots are for residential use only. Home businesses are permitted only if not detectable from outside, comply with zoning, and do not involve customer visits or door-to-door solicitation. No yard or garage sales unless organized by the Association. Temporary buildings, trailers, and tents are restricted. Clotheslines, antennas (except as required by law), and outdoor machinery are limited.
