What Clarendon Corporate Park's governing documents say
Clarendon Corporate Park is a commercial condominium in Phoenix, AZ — units are owned as separate office spaces within a building, with shared common elements maintained by the association. This document is the master declaration binding all unit owners, lessees, and occupants. It is not a residential community; all units must be used exclusively as professional, medical, veterinarian, or business offices.
- Permitted uses: Units may only be used as professional, medical, veterinarian, or business offices, consistent with Phoenix zoning. No residential use is allowed.
- Pets: No animals are allowed except fish in aquariums and animals kept by a veterinarian in connection with their practice.
- Leasing & rentals: Leases must be in writing and include a provision that the lease is subject to the declaration and rules. Owners must provide the association with lease start/end dates, lessee names, owner contact info, and an emergency contact at least 10 days before the lease begins.
- Assessments & fees: Common expense assessments are based on each unit's square footage share. Special assessments require approval by two-thirds of voting unit owners. Late payments accrue interest and late fees set by the board, and unpaid assessments are secured by a lien.
- Maintenance responsibilities: The association maintains all common elements and perimeter building walls. Unit owners must maintain their unit interior and certain limited common elements (like utility fixtures serving only their unit).
- Alterations & improvements: Nonstructural interior changes do not require board approval, but any alteration visible from the exterior or affecting perimeter/party walls needs prior written board approval. Structural changes require board approval and a licensed engineer's certification. All work must comply with codes and permits.
- Parking & vehicles: Parking is only allowed in designated parking spaces. RVs, boats, trailers, campers, and inoperable vehicles are prohibited. No vehicle repairs except emergency. Towing of violators is permitted.
- Signs: No signs are permitted on the exterior or visible from the exterior without board approval. The board may allow identifying signs for unit occupants subject to size, style, and location criteria.
