Heritage Park is a condominium community in Phoenix, AZ — you own your unit and an undivided 1/57th interest in common elements, with exclusive use of a patio/balcony and covered parking. It is an age-restricted (55+) community: no one under 40 can occupy, and at least one occupant must be 50 or older. The association maintains all common areas and exterior building parts; you maintain your unit's interior, appliances, and your exclusive-use areas.
- Age restriction (55+): No person under 40 may occupy a unit. At least one occupant must be at least 50 and use the unit as a primary residence. Guests under 40 can stay a maximum of two weeks per calendar year.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, built-in appliances). You must maintain the unit's interior, all doors, windows, HVAC, electrical/plumbing fixtures, and interior finishes. - Use restrictions: Units are for single-family residential use only. No businesses, trades, or commercial activities. No nuisances, offensive activity, or illegal use. No timeshares or subdivision of units. No outside clotheslines. No trash except in approved covered containers.
