Pecan Grove Village II is a single-family residential HOA in Phoenix, AZ. You own your individual lot; the association owns and maintains the common areas and is funded by assessments from all lot owners. As a lot owner, you are automatically a member and must follow the declaration's rules on use, maintenance, vehicles, pets, and architectural changes.
- What you own & maintain: You own your lot and improvements; the association owns and maintains common areas (Tracts A, B, and C). You must keep your home and lot in good repair and comply with exterior appearance standards.
- Annual assessments & fees: The first-year assessment is $660/year ($55/month per lot). New purchasers pay a one-time non-refundable working capital fee equal to 1/6 of the annual assessment. Annual assessments may increase by the greater of 10% or the Consumer Price Index each year without a member vote.
- Special assessments: The association may levy special assessments for capital improvements to common areas, but only with approval from members holding at least two-thirds of the votes.
- Pets: Maximum two domestic pets per lot, combined weight not exceeding 70 pounds. Pets must stay on your lot or be leashed (leash no longer than 6 feet). You must immediately remove pet droppings from common areas or anywhere visible from neighbors' property.
- Vehicles & parking: Pickup trucks under 1 ton (with camper shell under 7 feet) or mini-motor homes under 7 feet tall and 18 feet long are permitted. All vehicles must park in garages, carports, or driveways; street parking is limited to 24 hours, with no more than one vehicle per driveway overnight. No other recreational vehicles, boats, or inoperable vehicles are allowed.
- Architectural review: Any exterior change—color, additions, alterations—requires written Architectural Committee approval before work begins. If the committee doesn't respond within 30 days, approval is automatically granted. Each application is reviewed separately; prior approvals don't waive future requests.
- Residential use & home occupations: Lots must be used exclusively for single-family residential purposes. Indoor home occupations are permitted if they remain the owner's principal residence, generate no visible external traffic, and comply with local law.
- Maintenance & nuisance standards: Homes must be kept in good repair at all times. Trash must be in covered containers hidden from neighbors' view. Clotheslines, satellite dishes, animal structures, and pet areas cannot be visible from neighboring property. Excessive noise and other nuisances are prohibited.
