Kashton's Corner is a standard single-family home HOA in Phoenix, AZ. Each owner owns their lot and home, and the association maintains common areas (including some landscape easements) and enforces rules. The CC&Rs apply to all owners, residents, and tenants.
- Architectural review: Any exterior improvement visible from neighboring property—including changes to color, construction, fences, landscaping—requires prior written approval from the Architectural Committee. The Committee has broad discretion over design, harmony, and aesthetics. Approval is deemed granted if not acted on within 60 days of a complete application.
- Pets: Household pets (dogs, cats, fish, birds) allowed as domestic pets only. Maximum 3 dogs, 3 cats, and combined total of no more than 4. Dogs must be leashed (max 6 ft) when outside the residence or fenced yard and may not enter other lots. No structures for animals visible from neighboring property.
- Parking & vehicles: Motor vehicles may not be stored on lots except in garages. Operable vehicles may park in driveway if garage is insufficient, but parking on streets limited to 24 consecutive hours. Vehicles over 7 ft tall or 20 ft long may only park in driveway for loading/unloading (max 24 hours). No vehicle repairs visible from neighboring property.
- Use restrictions: All lots must be used exclusively for single-family residential purposes. Home-based businesses are allowed only if not detectable from outside, involve no regular customer visits, and comply with zoning. Temporary structures, antennas, clotheslines, and signs (except approved 'For Sale' or identification signs) are prohibited without approval.
- Assessments & fees: Annual assessments are levied equally on each lot. Initial max assessment $2,500 per year, increasing annually by the greater of 10% or CPI-U.
