Valencia Gardens is a single-family residential subdivision in Phoenix, AZ, originally governed by a 1952 Declaration of Restrictions. This 1983 amendment modifies those rules for a specific group of lots (the '32nd Street Lots') to allow commercial office development alongside residential use, while all other lots remain strictly residential.
- Which lots are affected: Only Lots 11, 12, 13, 14, 15, 16, 17, 57, 58, 59, 60, and 61 (the '32nd Street Lots') are exempt from most original restrictions and may be developed for commercial office use.
- Residential vs. commercial use choice: Owners of the 32nd Street Lots may choose to use their lot for residential purposes (subject to all original restrictions) or for commercial office purposes in accordance with Phoenix C-O zoning as of July 1, 1981.
- Commercial building limits: No commercial office building on the 32nd Street Lots may exceed two stories in height.
