Cosmos Condominium Association is a condominium community in Phoenix, AZ. This document is an amendment to the declaration, not the full rulebook. It adds insurance obligations for unit owners, requires all units to be owner-occupied (no leasing), limits pets, and clarifies board structure and maintenance duties.
- Insurance requirements: Each owner must buy fire/hazard insurance on their unit and improvements, with replacement cost coverage, naming the association as an additional insured. - Board composition & maintenance: The board consists of five managers, who choose a chairman. The association maintains common elements, grounds, improvements, and exterior portions of buildings not maintained by owners. Owners are responsible for the interior of their units.
