- Architectural review & approvals required: Before building, modifying the exterior, or landscaping, you must submit detailed plans to the Architectural Control Committee for approval of design, color, materials, and compliance with community standards. The committee's decision is final.
- Lot maintenance & landscaping standards: Front yards must be landscaped within 120 days of closing; grass and weeds kept neat; trash stored in screened containers out of sight. Front hedges limited to 3 feet, side/rear fences to 6 feet; only masonry fences allowed (no chain link without approval).
- Vehicles & parking restrictions: Vehicles must be hidden in a garage unless they are daily-use passenger cars, vans, or small pickup trucks (3/4 ton or less) with current plates. Boats, RVs, aircraft, and other equipment are prohibited from view; no vehicle parking in a driveway for more than one week without approval.
- Annual assessments & fees: Annual assessment starts at $830 per lot and increases by the Consumer Price Index or 5% annually, whichever is greater. A working capital fund (1/6 of annual assessment) and transfer fee are due at purchase. Delinquent assessments incur 12% annual interest and late charges up to 18%.
- Pets allowed: Only domestic house or yard pets in reasonable numbers are allowed, and must be leashed outside fenced areas. The Architectural Control Committee determines what qualifies as an approved pet.
- Construction & completion timelines: New homes must be completed within one year of starting construction; landscaping within 120 days of occupancy. Damaged buildings must be repaired or rebuilt within 12 months.
