This is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Camberley Place, a standard single-family home subdivision in Mesa, Arizona. It establishes rules that run with the land and bind all homeowners and occupants. The community is focused on residential use with aesthetic and property standards enforced by an Architectural Committee.
- Use restrictions: All lots are for single-family residential use only. No business activities or uses, including but not limited to commercial signs, offices, or places for care/treatment of the sick or disabled, are permitted. Temporary construction/sales facilities by the developer are allowed during development.
- Architectural review: An Architectural Committee (initially developers, later elected) must approve all exterior construction, alterations, colors, materials, fences, walls, roofs, and landscaping before work begins. Applications are deemed approved if no decision within 45 days. The committee can grant variances for hardship. Exterior building materials must be approved, and typical materials include stucco, masonry, and tile roofs (no standard asphalt shingles).
- Parking & vehicles: Each home must have at least two covered off-street parking spaces in a garage. No buses, vans, recreational vehicles, or commercial trucks (carrying capacity >3/4 ton) may be parked on lots unless screened from view. Boats, campers, and trailers are similarly restricted. Inoperative or abandoned vehicles cannot be stored on lots.
- Fences & walls: Fences and walls must be approved by the Architectural Committee. Maximum height is 7 feet (measured from adjacent curb top). Permitted materials include concrete masonry, slump block, split face block, decorative block, or wrought iron. Wood (except gates), plastic, bamboo, corrugated metal, and chain link are not allowed. Side/rear fences more than 3 feet high cannot be within 14 feet of the front property line. Party walls are jointly maintained.
- Landscaping & maintenance: Front yards must be landscaped within 4 months of occupancy, with a plan approved by the committee. Lawns must be kept weed-free. No tree, shrub, or plant may overhang sidewalks below 8 feet. Lots must be free of rubbish, trash, and unsightly items. Garbage cans must be screened. Exterior speakers, horns, or bells (except security devices) are prohibited.
- Pets: Only household pets are permitted, and they must be reasonable in number, not create a nuisance, and comply with all governmental regulations. No livestock or poultry are allowed.
- Signs: Only one 'For Sale' or 'For Rent' sign per lot, no larger than 5 square feet, is allowed. Temporary sales signs and other signs must be approved by the Architectural Committee. Mailboxes and residential nameplates may also be placed per committee specifications.
