Sun Valley Airpark is a planned residential community on 42 acres in Phoenix, AZ where you own individual lots (minimum 3 acres) and are mandatory HOA members. It's unique as an airpark — residents can taxi, take off, and land private aircraft, with all owners sharing maintenance costs equally. Houses must meet minimum size and exterior material standards (block, stucco, or stone), enforced by an architectural committee.
- Lot ownership & HOA membership: You own an individual residential lot and become a mandatory member of Sun Valley Airpark Owners Association. Each lot owner has one vote (or two votes if the owner also resides at the airpark).
- House size & exterior standards: Minimum 2,000 sq ft finished interior and 400 sq ft garage required. Exterior surfaces must be decorative block, stucco, or stone; roofs must be tile (no asbestos or asphalt). Geodesic domes, log homes, earthen/underground shelters, and metal-clad structures are not allowed.
- Airstrip access & maintenance: Lot owners and their guests may use the shared airstrip for non-commercial aircraft operations (taxiing, take-off, landing); aircraft must park only in designated tie-down areas. All lot owners share airstrip and runway maintenance costs equally.
- Hangars & aircraft storage: Owners may construct hangars with architectural committee approval, provided a main-house building pad is set aside and house construction begins within one year of hangar construction.
- Vehicles & equipment storage: No trailers, campers, boats, or trucks over 3/4-ton may be parked on lots unless stored in a garaged/screened structure and approved; mobile homes prohibited except during one-year construction period; no motor vehicles on common streets or driveways.
- Horses & household pets: Up to 4 horses per 3-5 acre parcel allowed; dogs, cats, and other household pets okay on fenced lots. No horse boarding or breeding for business allowed. Farm animals (cattle, sheep, pigs, goats) are not considered pets.
- Architectural review & approval: All exterior construction, landscaping, and soil disturbance requires architectural committee approval; the committee must approve or deny within 30 days (deemed approved if no response). Once begun, improvements must be completed diligently per approved plans.
- Monthly assessments & enforcement: All lot owners pay equal monthly assessments to the association; special assessments require 50% member vote approval. Non-payment incurs 18% annual interest plus 25% late charge after 30 days and becomes a lien on the property.
