Insurance proceeds for common areas are used for repair; association acts as agent for claims adjustment.
- Voting and membership: Each lot has one vote in the association. Voting is per lot, not per owner. Voting rights can be suspended for non-payment or breach of covenants after 30 days. Amendments to material provisions require 67% owner vote and 67% first-mortgagee approval.
