All homes must be detached dwellings with at least 2,500 square feet, and any exterior changes require architectural approval; annual assessments fund operations.
- What you own & maintain: You own your home and Lot; the association owns and maintains the common area (a private road and privacy wall). The association can enter your Lot for inspection and maintenance, and may perform repairs at your cost if you neglect required upkeep.
- Home type & size requirements: Only one detached single-family dwelling per Lot, not exceeding two stories or 30 feet in height. Minimum 2,500 square feet of livable area (2,000 sq ft ground floor for multi-story, or 3,000 sq ft for split-level). Mobile homes are prohibited.
- Architectural review & exterior changes: Prior written approval is required for any exterior change—color, additions, patios, storage sheds, fences, or lighting. Setback requirements: 60 feet from street, 20 feet from neighboring Lots. Decorative fences limited to 3 feet; common walls capped at 6 feet.
- Assessments, fees & enforcement: Annual assessments levied per Lot (vacant Lots pay 25% of occupied-Lot rate). Delinquent payments accrue 18% annual interest plus collection costs and attorneys' fees. Voting rights are suspended after 10 days of non-payment. The association can record a lien and foreclose on your home for unpaid assessments.
- Pets: Reasonable number of household pets (dogs, cats, birds, fish) allowed if kept within a fenced area or under direct control. Swine, horses, peacocks, chickens, sheep, ducks, and geese are prohibited. Owners must remove pet waste from other Lots and prevent excessive barking.
- Parking & vehicles: All vehicles must be parked in garages or driveways when available. Trailers, campers, boats, and RVs may only be stored in the rear and must be screened from view. No inoperable vehicles, repair work, or construction allowed on front of Lot or street.
- Landscaping, yards & exterior maintenance: Front yard landscaping must be completed within 120 days of occupancy and kept neat and clean. Within 30 days, white draperies or window treatments must be installed on all street-facing windows; no reflective materials permitted.
