This is a condominium community in Phoenix, AZ (known as Fireside at Norterra Triplex Condominiums, also marketed as Crossings at Fireside at Norterra). You own your individual unit — a two-story unit with an attached two-car garage and an enclosed courtyard — and share ownership of the common elements. The association maintains building exteriors, parking areas, landscaping, and other common areas. The property is also part of the Fireside at Norterra master planned community, which imposes an additional layer of rules through a separate master declaration.
- What you own & maintain: You own the interior of your unit (including finished surfaces, doors, windows, and the garage). You also have exclusive rights to the enclosed courtyard, driveway, and certain utility meters as limited common elements. You must maintain the interior, garage door, windows, HVAC, water heater, courtyard flooring, and other limited common elements. The association maintains building exteriors, private streets, sidewalks, landscaping, irrigation, and common areas.
- Leasing & rentals: Leases must be in writing, cover the entire unit, and have a minimum term of 6 months. You must notify the association of the lease start, end, and tenant names.
