What Fireside at Norterra's governing documents say
This is a 2014 amendment to the Fireside at Norterra declaration. It reclassifies certain landscaped areas outside the community's perimeter walls ('Corridor Areas' along main roads) from Limited Common Area to Common Area, shifting their maintenance responsibility from neighborhoods to the association, funded through regular assessments.
- Corridor area maintenance now association-funded: The association maintains landscaping in the 'Corridor Areas' (portions outside perimeter walls along collector/arterial roads as designated by the Board). These costs are included in regular assessments paid by all unit owners.
- Neighborhood maintenance responsibilities unchanged: Neighborhoods remain responsible for perimeter walls and all landscaping inside the perimeter walls, unless the Board designates an area as a Corridor Area.
- What this document doesn't cover: This is a partial amendment; the full community rules, fee structure, ownership type, and other governance are in the Master Declaration and other governing documents.
