Dunlap Professional Condominium is a professional office condominium in Phoenix, AZ — you own an individual unit within the building, share common elements, and the common areas are managed by a council of co-owners. The property is restricted to medical, dental, or other healthcare-related professional office use only, with a maximum of two professionals per unit. No residential use is permitted.
- Use & occupancy: Each apartment must be used only for medical, dental, or other healthcare-related professional office purposes. No more than two professionals may operate within a single apartment, and residential use is expressly prohibited.
- Pets: No animals of any kind may be kept, bred, or raised in any apartment or common element.
- Parking & vehicles: Parking is allowed only in designated areas. Boats, campers, and non-passenger vehicles are prohibited unless approved by the Council. No vehicle repair or rebuilding is permitted on the property.
- Architectural controls: No exterior alterations, signs, lighting, awnings, or other changes may be made without prior written approval of the Council of Co-Owners, based on submitted plans showing conformity and harmony of design.
- Assessments & fees: Each unit owner pays carrying charges (assessments) determined annually by the Council. A late payment charge of 5% of the overdue amount (or $5 minimum) applies after 10 days, and unpaid amounts accrue interest at 10% per annum and may become a lien on the unit.
- Right of first refusal: Before any sale, the owner must notify the Council in writing of the proposed buyer and terms. The Council or a member has 60 days to match the offer. If not exercised, the owner must complete the sale to the proposed buyer within 90 days.
- Insurance: The Council provides a blanket insurance policy covering the common elements and all units, including fire and liability coverage. Unit owners must not do anything that increases insurance rates or causes cancellation.
