Lakewood Country Estates is a single-family home subdivision in Phoenix, AZ, part of the larger Lakewood master-planned community. You own your lot and house; the architectural committee and a master association enforce design and use rules. This document binds all owners and residents to the covenants, with an emphasis on maintaining a uniform, residential character.
- Residential use only: All lots must be used exclusively for single-family residential purposes. No businesses, trades, or nonresidential activities are allowed.
- Architectural review: Any exterior change—building, fence, landscaping, painting—requires prior written approval from the Architectural Control Authority (initially the declarant, later an elected committee). Plans must be submitted and no deviations allowed without approval.
- Animals: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets (not commercial). No structures for animals visible from neighboring property. The architectural authority decides if a pet or number is reasonable.
- Parking & vehicles: No mobile homes, motor homes, trailers, campers, boats, or similar vehicles may be parked visibly from neighboring property without approval, except for certain small recreational vehicles and guest parking (max 7 days per 6 months). Inoperable vehicles and street parking are prohibited. Vehicles should be kept in garages or carports.
- Leasing & rentals: An owner may lease only the entire lot (not a portion). All leases must be in writing and subject to this declaration. Any lessee violation is a lease default.
- Signs: Only one residential identification sign (max 72 sq in) per lot, and one 'for sale' or 'for rent' sign approved by both the architectural authority and the master association, are allowed. No other signs (commercial, political, etc.) are permitted.
- Nuisances & maintenance: Owners must keep their lot and all improvements in good repair, with landscaping (grass, sprinklers) installed within 120 days of occupancy. No rubbish, odors, or nuisances allowed. Exterior speakers and incinerators are prohibited.
- Master association & additional rules: The property is part of Lakewood master community; owners must pay assessments to the Master Association and comply with its documents. If there is a conflict, the Master Declaration prevails.
